Tata Housing Awarded

One of India’s leading real estate business’ which aims at providing quality living spaces in the country recently received the highest achievement level in Asia Pacific’s real estate sector as 2 of its existent project have been declared as the best in the respective categories at the CNBC Asia Pacific Property Awards ’09. Tata Housing Aiming to Help

What the Tata Group has done with the launch with the Nano (India’s cheapest car), it now intends to do with its ‘Shubh Griha’ project. This project, launched by the Tata Housing Development, aims to provide ultra low cost housing which would range from 283 to 465 square feet and will be priced in between Rs. 390,000 and Rs. 670,000.

Tata Housing’s managing director, Brotin Banerjee, said that the company intends to show to the world that even an initiative launched by a private sector company which is aiming at the pyramid’s bottom can also make money in the process. The project is particularly keeping in view the large number of immigrants that travel to Mumbai from villages all across India and end up living in slums.

As per calculations made by Tata Housing, it would need to put up around 24 million homes if it aims to house all of Mumbai’s slum dwellers. When it comes to slums in Indian cities, Mumbai is amongst the worst affected, with close to 60% of its population living in slums.

However, not all slum dwellers are destitute, keeping in mind India’s local measures. As per statistics released by Tata, around 180 million households in the country have an average annual income in between Rs. 90,000 and Rs. 200,000.
Tata’s Shubh Griha project, loosely translated into ‘Auspicious Homes’ in Mumbai’s Boisar region is to come with toilets, plumbing and electrical fittings before the houses are made available to the residents.

These homes, with around 3,000 units in all, are targeting families whose monthly incomes lie in between Rs. 9,000 to Rs. 10,000. The complex will also provide its residents with open spaces, a hospital, schools, a recreation centre, etc. The first phase of this project is to see its completion in 2011.

Tata Housing Gets a Good Response

As per a highly placed official of Tata Realty and Infrastructure (TRIL), the company is expecting to earn revenue of around ten thousand crore rupees through its housing as well as commercial projects in the next four years.

The official also added that around sixty to seventy percent of the company’s portfolio is to come from its residential sector, and the other portion is to come from its retail and office properties. It intends to enter the residential sector this year with projects outlined for Gurgaon and Mumbai, and with more residential projects to follow in cities such as Chennai, Bangalore, Kochi, Nagpur, and Gurgaon in the coming two years.

He further added that the company has plans of developing around 6 – 7 million sq ft of space for new residential projects within the next three to four years. Out of this around two million sq ft of space has been planned for Mumbai which is to have three to four projects and Bangalore is to see the development of two such projects.

Concurrently, Tata Housing (THDC) has announced its ‘low cost’ housing project in Mumbai called ‘Shubh Griha’, and aims to build approximately four thousand homes in the city over the coming four years. This project is to target low wage earners as well as industrial workers.

THDC has received an overwhelming response for their recently launched project. In under two weeks of the forms being made available, around eight thousand forms have been sold, and their website has received in excess of twenty eight lakh hits.

Shubh Griha’s concept of ‘neighbourhood and community’ aims at providing its customers with a sense of community life coupled with the space. The amenities on offer include high quality lighting, open spaces, ample ventilation, recreational facilities, a school, a hospital, a community hall, and many such things.
